Typically, an agent’s fees are calculated by dividing the sale price (in the case of a sale) by a certain percentage. Or by measuring the rent by a certain percentage for a rental property.

It is common for individuals to leave information about their property with an estate agent when they wish to rent it out or sell it. In addition to the information about the property, an agent representing the seller usually has the house keys to facilitate viewings. Trying to get in touch with the real estate agent allows the other potential buyer (i.e., the buyer/tenant) to access the information about the property and the data about it. That is how the realtor becomes a source of information for the buyer.

Hire a Real Estate Agent
It would be best to consider why some people hire an agent. Most people hire an agent because they need more time or energy to sell their homes. When I hired a real estate agent to sell my residential real estate, I worked full-time, caring for my children, my husband, and my home. As a couple, we were both extremely busy and didn’t have the time or energy to deal with the details of selling our home as we both had very busy schedules.
Our plates were full, and we ultimately wanted to sell the property as soon as possible to ensure we would not miss out on any more of our dream homes. Managing the entire process ourselves, in this case, could have been a better move. Paying an expert real estate agent 2% of the sale value was not a big deal. Although it may seem like that much, it was not. The agent we were working with quickly closed the deal and got us 8% more than we had originally expected. It was wise for us to hire her because she was extremely knowledgeable, so we made the right choice.
There are multiple reasons why some people prefer to handle their real estate transactions. However, the most popular reason is that they have the energy and time to handle the transaction themselves. And should not have to share profits with both the agent and the seller.
The first example I would like to give is myself. As a newly empty nester, I tried to find ways to supplement my income by selling a piece of land that was already in my possession. At that point, I decided to try my hand at real estate investing. As an empty nester, I listed this same estate in the paper, showed it, and handled contract negotiations. We made a nice profit since we did not have to hire an agent. This was not a case where an agent would be financially beneficial.
Finally, I have learned that real estate brokers can be worth their commissions. But it all depends on your circumstances and situation. If, for whatever reason, you do not have the time or energy to market or buy real estate yourself, hiring an agent can be of great benefit. Using an agent is futile if you have the time and energy. So do what works for you and enjoy your profits. You earned them regardless of the outcome.
